Elland is a market town located within the area of Calderdale, West Yorkshire. The town is situated to the South of Halifax and is in close proximity to both the River Calder and the Calder and Hebble Navigation. The site itself is located on the Eastern fringe of the town, less than 1.5 Km from the centre and is well served by local amenities including the Old Earth Primary school (adjacent), which is rated OFSTED Outstanding.

As well as regular bus services to the centre of Elland, Rastrick and Brighouse, Brighouse railway station is situated less than 3KM East of the site. Furthermore, a new railway station (located less then 1km west as the crow flies) adjacent to Lowfield Way and the A629 is due to be operational by the end of 2022. Junction 24 of the M62 is approximately 2.2KM to the South West (as the crow flies). The site is centred around Grid Reference SE120215


The Site

The subject site/ allocation extends to approximately 8.3 ha, (20.51 acres) and situated to the North of Lower Edge Lane and to the west of Shaw Lane, on the Eastern fringe of the town. Shaw Lane provides access to the former Calder Brick Works. The site slopes gently from South to North and West to East, comprises of rough pasture and is crossed by a public footpath and a variety of informal paths/walking routes. Electricity pylons cross through the site diagonally in a Northwest/ Southeast direction. The site is bounded by Old Earth Primary School, residential properties and playing fields to the West, the railway line beyond which lies Lowfields Industrial Estate to the North, Shaw Lane to the East and houses to the South of Lower Edge Road.

It is important to note that as part of the proposed development the Southwest portion of the site (Outlined Blue on the main image) is to be gifted to the school (adjacent) to construct a dedicated one-way system and off street car parking to alleviate congestion on Lower Edge Road at peak school run time. In addition to this, the provision of a new classroom which will result in an expansion of existing provision and an increase of out of hours care.

In addition to this we have retained a ransom strip along the Eastern boundary, which can be seen on the TOPO and Location plan on our sales website. Please factor this into any scheme design and don’t plot hard against the red edge, but use the blue edge where appropriate.
